Case Study 8: Everton Park – 1 into 2 lots subdivision

Summary

Preliminary stages of this project were to establish a thorough understanding of the client’s investment strategy in order to work towards their needs and budget. The initiation phase was to determine subdivision potential for a middle ring inner city suburb. After six months of searching for potential sites, the Everton Park property presented itself with an existing post war home that could be demolished. Then came along the planning phase where we engaged a town planner, civil engineer, and surveyor to undertake the subdivision of 1 into 2 lots. After receiving approval from Brisbane City Council, the site was prepared to meet subdivision and engineering requirements that were set out by Council. Both lots were listed on the market and within a short time frame both blocks were sold to owner occupiers looking to build their own homes.
