Case Study 6: Kangaroo Point – 5 Town homes

Summary

For this particular project, the client wanted to manage the overall development process themselves.  However, Ultra Property was engaged by the client for our development advisory services and full usage of our team of expert consultants to ensure that the correct development steps were undertaken throughout the project.

Prior to engaging Ultra Property, the client had already lodged a Development Approval (DA) to Brisbane City Council.  Unfortunately, due to certain restrictions set out by Council, the existing house could not be removed.  Ultra Property was able to assess the problem and involved a new architect and town planner who were able to successfully secure a DA to renovate the existing Queenslander home, as well as build an extra 4 new dwellings each with its own sewer and water services.  Each townhome was classified as a Single Unit Dwelling and therefore making them freehold with no body corporate fees applicable.

Ultra Property was also involved in guiding the client from initial design stages to construction tendering.   The client is now due to commence construction.
